Notes and Comments:

Situation and description
The small village of Westhope lies in north-west Herefordshire and is made up of a cluster of individual properties surrounded by farmland and cider orchards. Although tucked away from a main road, Westhope offers easy access to the nearby larger village of Canon Pyon which itself has a good village shop, popular primary school, village church and community centre. Westhope hill and common offer some lovely walks, and more extensive facilities can then be found at the market town of Leominster and at the cathedral city of Hereford.

Offering excellent value for money, The Croft is a spacious detached cottage which has been extended and improved over the years, but still retains much of its original character. There are plenty of exposed beams as well as a modern kitchen, double glazing throughout and oil-fired central heating. The master bedroom has both a balcony and en suite shower room and there is plenty of storage space throughout the cottage.

On arrival a front door leads into a good-sized entrance porch with windows all round and oak flooring. A door then leads into a sitting room which has plenty of character with a stone and brick inglenook fireplace at one end with fitted wood burner. An adjoining dining room has dimmer switches and oak flooring and leads to a comfortable living room or snug, with its own stone fireplace and wood burner and direct access to the gardens. The kitchen/ breakfast room is a good size and offers a range of fitted units together with Silestone working surfaces, built in Neff double oven, warming drawer, induction hob and fridge. A utility area and cloakroom then links to a large garden room/ conservatory, which offers plenty of light and space and overlooks the gardens. Finally, a study at the front of the cottage offers a quiet space in which to work and has a range of fitted cupboards.

On the first floor a landing leads to the master bedroom which includes a vaulted ceiling, fitted wardrobes, a triple aspect including double glazed doors to a balcony with far reaching views, and an en suite shower room. There are then two further bedrooms and a walk-through study or potential fourth bedroom. From the landing access can then be gained to a dressing area with plenty of wardrobe space and a family shower room with all the usual fittings.

Outside
The Croft is approached from the village lane by its own driveway to a large carport (16’ X 11’ 5). The main garden then lies to the rear and is laid mainly to lawn with a mature central damson tree, herbaceous borders, a large patio or sun terrace, stone-built barbecue and rockery. The gardens are enclosed by mixed hedging and fencing and include a useful garden shed and purpose-built log bins.
