Notes and Comments:
Situation and Description
In the heart of the Golden Valley, and enjoying a semi-rural setting with views over farmland to the rear, Hinton Green forms part of a cluster of individual properties that lie on the western edge of Peterchurch. The main village centre is within easy walking distance and has a thriving community with a range of facilities including a highly regarded School, an excellent shop and post office, village pub, restaurant, and a charming village church, to name but a few. Further services can be found at the ever-popular market town of Hay on Wye (10 miles), with its world-famous literary festival and at the cathedral city of Hereford (12 miles) to the northeast, which offers extensive services and includes a mainline train station.
This property itself is a period stone cottage which has been much extended and improved over the years and blends character features with more modern design. Versatile throughout, the current layout includes six first floor en suited bedrooms, three main reception rooms, an attractive garden room with vaulted ceiling and a bespoke fitted kitchen which includes an AGA, deep fill sink and dishwasher. Other features include underfloor heating, oak flooring, plenty of utility and storage space, off road parking and attractive gardens.
On arrival a front porch leads into the oldest part of the house where a reception hall wraps around a stone inglenook fireplace with fitted wood burner. There are a wealth of character features including a bread oven, exposed beams, a decorative cast iron range and, more recently, oak flooring. A separate sitting room is a fantastic space and is situated at the rear of the house and has direct access through double doors to the gardens and has an adjoining oak framed garden room with vaulted ceiling which has been the latest addition to the house. At the other end a dining room provides space for entertaining and leads through to a breakfast room with kitchen off. This offers an excellent range of fitted cupboards and drawers, a two oven aga, dishwasher and plenty of workspace. The ground floor accommodation is supported by excellent utility space, cloakroom, a study/office, and snug.
On the first floor there are six individual bedrooms with some enjoying far reaching views over farmland at the rear. All the bedrooms have en suite facilities, and the master bedroom is approached by its own staircase and has both a dressing area and en suite bathroom.
Outside
Hinton Green is approached from a small village lane by its own driveway which provides parking and turning space. To one side is a useful garden store, divided into two sections.
The gardens lie to the front and rear and are well established with formal lawned areas interspersed with herbaceous borders, shrubs and trees as well as sun terrace.
