Notes and Comments:
Situation and Description
White House is one of a small cluster of individual properties that lie on a small country lane in a tucked away and sought after location between the market towns of Leominster, Tenbury Wells and Ludlow. Between them they offer an extensive range of facilities including mainline stations, restaurants, a choice of shops, and much more.
The property itself has been greatly improved and extended by the existing owners and now offers a blend of period and contemporary styles. This includes comfortable bedrooms and bathrooms and a stunning kitchen/breakfast/living space on the southern side of the house which also has direct access to a large sun terrace. To the front of the house a useful courtyard of steel framed buildings provides huge potential for a variety of uses and include a home office.
On arrival, a recently added large oak framed porch leads into a cosy split level sitting room, which creates a quiet space away from the main hub of the house. It includes a brick fireplace with wood burner for those colder evenings, exposed timbers and wall lights. A large inner hall doubles as a study and includes recessed bookshelves, storage space, wall lights, and a window to one side.
A passageway connects the older part of the house to a modern and contemporary extension at the rear which is now the focal point of this lovely property and creates an ideal place for family and friends to gather. It is open plan and full of light and space with windows on all sides, underfloor heating throughout, bi-fold doors to a large sun terrace, defined spaces for eating, cooking and relaxing and is packed with features such as a 2 oven Aga, supporting gas hob with Neff electric oven below (with slide and hide door), wine cooler, granite working surfaces, plenty of cupboard space, built in dishwasher, fridge drawers, fitted dining area and much more. Nearby pantry cupboards provide additional storage. A boot room, utility space and a cloakroom provide further practical space.
On the first floor there are five individual bedrooms including a master bedroom with vaulted ceiling, dual aspect and spacious shower room. Many of the bedrooms have lovely views over the land and gardens and are supported by a well-appointed family bathroom.
Outside
White House is approached from a small country lane through wrought iron gates onto its own large driveway which provides extensive parking and turning space. From here access can be gained to a range of steel framed buildings that provide almost 2,000sq ft of space and offer potential for a variety of uses. Currently used as workshops, and for storage, they include power, lighting and water and are partly insulated with doors opening onto the courtyard. At one end a home office 13’3 x 12’10 has a dual aspect as well as a separate WC and could easily provide annex accommodation, subject to any required approval.
The gardens are an excellent size and are a lovely feature of White House. Lying in the main to one side, they are laid to lawn with a seating area at one end and include a large greenhouse 19’ x 9’4, raised vegetable beds, a soft fruit section, potting shed 13’4 x 7’9, and a number of fruit trees that create a small and productive orchard. To the rear of the house the gardens are again laid to lawn with a large sun terrace and access to a former cider house 24’ 10 x 12’.
The remaining land is laid to pasture and divided into a number of enclosures with a field shelter, a large naturally fed wildlife pond, various mature trees, a small copse and separate access from the lane. The land is ideal for equestrian use or for keeping a small head of stock.
NB: There is an extra 7 acres of land available to purchase by separate
