Notes and Comments:

Situation and Description
The small ancient village of Letton straddles the A438 and comprises individual properties centred around a village church and former public house. The larger villages of Eardisley and Staunton on Wye between them provide primary schools, public houses, a tennis club, community centres, a village store, doctors surgery and, along the A438 is the very popular Oakchurch Farm Shop. The charming market town of Hay on Wye is also within easy reach as is the cathedral city of Hereford with its main line train station. The beautiful River Wye is also nearby by providing a number of excellent walks.

Old Forge is a comfortable cottage with plenty of character and charm throughout. It has been extended in recent years at the rear but still offers plenty of potential with an unconverted attached barn. A separate side entrance gives access to a small paddock to the rear where a good-sized outbuilding offers potential for a variety of uses.

On arrival a front door at the front leads into an entrance hall which provides access to the sitting room with a lovely period inglenook fireplace and fitted Jotul wood burner, exposed timbering and double-glazed windows on two sides.

Also off the entrance hall is a practical kitchen/breakfast room that includes a Rayburn, plenty of cupboards and working space, a twin bowl sink, and is supported by an adjoining utility/ pantry. A separate dining room at the far end has been added, which has a vaulted ceiling, and direct access to outside and benefits from underfloor heating.

On the first floor there are three bedrooms, two with fitted wardrobes and one with far reaching views over farmland. The bedroom accommodation is supported by a ground floor bathroom.

Adjoining the house is an attached barn which doubles as a garage/ workshop and has doors to either side, a vaulted ceiling and plenty of character. Subject to planning, and in our view, this space could provide ancillary accommodation, if required. At the front of the property there is a parking space and a small lawned garden with a path leading to the rear round to the gardens. These are south south/west facing and again laid to lawn with shrubs and borders and a good-sized sun terrace. A pathway leads to the land at the rear, which has potential for a variety of uses, and benefits from separate side access from the road. There are a number of mature trees and a very useful steel framed building 20’ x 40’, as well as a useful woodshed.
