Notes and Comments:

Situation and Description
Lower Newton is a small hamlet in west Herefordshire, which lies between the larger villages of Almeley and Kinnersley. Between them they offer several local facilities including the highly popular Bell Inn at Almeley and its award-winning status for the pub and deli. There are further services available at the larger villages of Eardisley (3 miles), Weobley (5 miles) and at a number of market towns, including Hay on Wye (10) miles with its world-famous literary festival. The cathedral city of Hereford (14 miles) is also within easy striking distance and includes a mainline train station.
The Warren is part of a small and exclusive development of converted barns, created by JDW Building and Conservation. Constructed specifically for themselves, no expense has been spared in creating a luxurious and very individual country residence. Between the main barn and the annex, there is a total of 397 sq m/4293.2 sq ft of living space, plus the garage and gym, totalling 490m2.
Both are crammed with contemporary design features, including highly efficient air source under floor heating, wireless controlled heating and lighting, polished concrete, or engineered oak floors in all the main rooms, electric Velux roof lights, integrated audio speakers and surround sound in the cinema room, Nuki keyless door entry system, 4.5 KW photovoltaic system, and stunning landscaped gardens designed by New English Living.

The initial approach to the property is understated with a remote electric Corten steel gate with intercom and video system leading to a private parking and turning area. The Warren begins to reveal its full appeal as a pathway leads to the front door passing a stylish water feature with cascading central waterfall. A front door opens into a welcoming reception hall with gated intercom video screen, and a large open walkway into the stunning open plan kitchen/ breakfast room, which is the centrepiece of this lovely property, and an ideal area for the family to gather. Full of light and space with a glazed roof and bi-fold doors on three sides which open onto the gardens and to an adjoining covered terrace, which is bordered by the main water feature, which houses a selection of decorative fish. Further features include a fitted Nolte kitchen packed with built in appliances including two main ovens, a Faber induction hob with down draft extractor, Neff coffee machine, Quooker boiler and filter water tap, and double full height integrated fridge and separate freezer, to name but a few. In addition, there is plenty of cupboard space below Corian worktops, which are ideal for food preparation. A large handmade river table breakfast bar seats up to six people and adjoins a central workstation.

The main sitting room is very stylish and includes an engineered oak floor and a remote-controlled gas fire set into a slate tiled wall. Glazed doors provide direct access to the gardens. At the opposite end of the barn a T.V. or cinema room creates another great space to sit and relax and is set away from the main hub of the house. A practical laundry room has plenty of cupboard space, along with plumbing for all the usual appliances, an integrated ironing board and a dog wash shower. The ground floor in supported by a cloakroom, an extensive range of fitted cupboards and a drinks room with fitted wine coolers and fitted storage units housing the majority of the electronic systems.

From the reception hall, a contemporary powder coated steel staircase leads up to the master suite which includes a double bedroom with vaulted ceiling, engineered oak flooring, exposed original timbers, and windows on two sides. A luxurious en suite bathroom and dressing area also has a vaulted ceiling with roof lights and a stylish Lusso stone circular bath together with a double handmade Corian sink, a separate shower, and plenty of fitted wardrobes and cupboard space.
Two spacious guest suites make up the remaining accommodation each having their own individual style and with vaulted ceilings as well as dressing areas and well-appointed and contemporary en suite shower rooms.

The Gardens
The Warren stands in well planned gardens which form yet another outstanding feature. Designed by New English Living there are a number of separate spaces that connect seamlessly with the different living areas. Resin bound pathways lead around the plot, passing two water features, along with formal lawned areas, low box hedging, herbaceous borders and specimen trees and shrubs. Adjoining the breakfast room, a covered terrace with composite flooring creates a very private space to relax and enjoy the gardens, whilst an outdoor kitchen and large Corten steel lined seating area, all with power and lighting, offers the option of al fresco dining with friends. In addition, there is gated access to the rear of the gardens giving access to the orchards and a right of way which is great for walking dogs etc. The rear gardens themselves are surrounded by apple orchards, giving a season changing backdrop.
