Notes and Comments:
Situation and Description
Broomy Hill is a well-established and much sought after residential area on the green, western side of Hereford. It offers easy walking and cycling access to the city centre with its Hereford Cathedral and School, The Courtyard Theatre, restaurants, a wide range of exceptional primary and secondary schools, the nationally acclaimed Sixth Form College, Hereford College of Arts, and the new university. The city has direct train links to London, Birmingham, Manchester and Cardiff. Broomy Hill overlooks the River Wye with a rowing and kayak club and lovely rural walks westwards towards the Welsh border country.
Eden Holme itself is a handsome Grade II Listed house built in the 1880s with many original period features including high ceilings, full length French doors with original shutters, sash windows, an elegant swan neck staircase and a second former servants’ staircase, cornicing, picture rails, fireplaces and wooden floors. The current owners have preserved these features whilst upgrading the house to a contemporary style, including enabling an easy flow into the gardens from the impressive 2015 kitchen extension.
The current accommodation is spacious and adaptable and includes five bedrooms and three good reception rooms as well as a large kitchen / breakfast room. There is also a large cellar and separate Coach House, both of which could offer further potential. The gardens are a lovely feature with plenty of space and privacy for a growing family or the keen gardener.
Approached by its own gated driveway, a classical-style pillared porch and front door lead into an elegant reception hall with an attractive period staircase rising to the first floor. The drawing room is a good size with dual east and south facing full windows/French doors, a central fireplace with marble surround and wood burner. A separate dining / living room has a fire place and full length French doors opening onto a south a south facing patio, and fireplace. A study, also with full length shuttered windows, fitted shelves and cupboards provides a quiet space away from the main hub of the house.
Leading from the dining room, the kitchen / breakfast room has been greatly extended and improved by the current owners. It benefits from plenty of space and light from a large sky lantern and large windows, and offers direct access to the gardens through two sets of French doors. It has been well designed with a large central workstation with granite top, a range of cupboards and drawers below, an inset 5 ring gas hob, and twin bowl sink. An extra luxury is underfloor heating topped with an attractive locally-sourced limestone tiled floor.
From the hall leads a cloakroom, and steps down to an extensive cellar which is divided into three good rooms and a former wine store.
The bedroom accommodation is divided over the first, second and mezzanine floors, offering views over the river and hills beyond and the garden. These rooms are well proportioned with three large doubles, one with its own en-suite bathroom, (one currently used as a library, benefitting from French doors onto a south-facing balcony with original ironwork), two further bedrooms, a recently redesigned family bathroom and a useful attic room. A second enclosed staircase leads back down to the kitchen.
Outside
Eden Holme stands in large gardens that are well established with a large array of plants, shrubs and trees, including an impressive Giant Sequoia. The front garden has a lawn, a recently planted orchard and an ornamental pond. A further lawn wraps around the side of the house to the back walled garden providing a third large lawn with herbaceous borders, a wooden gazebo, a separate gravelled Italian-style courtyard and a mature vegetable garden. The current owners use the lawns to play badminton and croquet, assemble a seasonal swimming pool and two trampolines.
At the end of the walled garden a former Coach House, with its original fireplace and horse feeder, currently provides workshop, laundry, play and art studio space over two floors. This offers potential for a variety of uses including residential, subject, of course, to approval.
Directions - From the city centre proceed through Hereford on the A49 towards Ross on Wye and just before the bridge turn right into Barton Road. Proceed for about a third of a mile and immediately after a hump backed bridge turn left into Broomy Hill. Just before reaching the brow of the hill Eden Holme will be found on the right-hand side.
