Notes and Comments:

Situation and Description
This lovely country property occupies an elevated rural position on the side of Merbach Hill, with far reaching views over the River Wye and open farmland to hills in the distance. There are excellent walks right on the doorstep, as well as plenty of country pursuits including fishing on the Wye which was once one of the country’s most sought-after salmon rivers. The hugely popular market town of Hay on Wye lies only 6 miles away and has become world famous for hosting an annual book festival. There are an excellent array of cafes and restaurants as well as shops, canoe centres, a small cinema and much more. Hay also acts as the gateway to the Black Mountains which are part of the Brecon Beacons National Park.

Closer to home there is a primary school at Clifford and a local pub within half a mile. More extensive facilities and services can then be found at the cathedral city of Hereford, along with a mainline train station.

We understand that Merbach Cottage was rebuilt and re-sited in the 1980s and is surrounded by its own gardens and land which offer considerable privacy and protection. The accommodation has been well planned and offers very comfortable living space throughout, which includes oil fired central heating, double glazing, light and bright rooms, with many enjoying far reaching views. The gardens and land slope away from the house with a large paddock ideal for a variety of uses.

On arrival a recessed porch and front door open into a welcoming entrance hall with a cloakroom off and a separate study which offers a quiet space away from the main hub of the house. The sitting room is very comfortable with plenty of light and space with windows and glazed doors overlooking and leading out to the gardens. A stone fireplace and fitted wood burner create a focal point for the room and a further door links through to a very impressive kitchen/breakfast room, which in our view is the main feature of this lovely house. Again, offering plenty of light and space there are an extensive range of fitted units and working surfaces centred around a 4 oven Aga; as well as a number of built-in appliances. An adjoining garden, or sunroom, makes an ideal place to sit and enjoy a morning coffee and has direct access to outside. The ground floor is supported by a utility and boot room with a door to an integral double garage with automatic door to the front. Above the garage is a large first floor loft or playroom which offers huge potential to be incorporated into the main accommodation, if required.

On the first floor a landing runs the length of the property and has windows to either end overlooking the gardens and the views. The master bedroom has a dual aspect, walk in wardrobe, and large en suite with both bath and separate shower. There are two further double bedrooms and a family bathroom all with their own individual feel. A staircase continues to the second floor where there are two further good-sized bedrooms and a shower room.

Merbach Cottage is approached from a gated entrance by its own private tree lined driveway which sweeps around the house to the rear. Here there is extensive parking and turning space as well as access to the garage. A patio makes the most of the properties private position and enjoys far reaching views over the land to the Wye Valley beyond. The gardens and grounds are a delight to explore, with pathways leading around the house passing well stocked borders as well as mature trees and shrubs. A sun terrace lies on the southern side of the house and there are various lawned areas, as well as a vegetable and soft fruit sections. A large paddock is well enclosed by mixed hedging and post and rail fencing and offers potential for a variety of uses with a field shelter / store. The remaining land is wooded and forms a natural dingle with an array of wildlife, as well as being ideal for making dens, or just providing firewood.
