Notes and Comments:

Situation and Description
This interesting property lies on the northern side of the popular and thriving village of Sutton St Nicholas which has a modern primary and pre-school, a village hall, public house, church, and a regular bus service to and from the cathedral city of Hereford, which lies some 3 miles away.
Originally a rural smallholding the property has been extended and subdivided over the years to create two semi-detached cottages with No. 2 Frankhurst offering huge potential for improvement and extension, if required. The house is currently set in small gardens, but additional land has been added which makes the plot nearer to ¾ of an acre and includes several mature fruit trees. The house itself currently benefits from oil fired central heating and offers huge potential for improvement.
Initially approached by a shared private driveway, there is currently parking space to the front with a porch and front door giving access to an entrance hall with understairs cupboard which currently doubles as a pantry, and to a good-sized sitting room which offers plenty of light and space with double doors opening onto the gardens. There is a separate kitchen and useful study on the ground floor as well as a boiler room with door to outside.
On the first floor, a large landing provides access to two bedrooms, one a large double with views over mature orcharding and land. There is a separate bathroom, WC and boxroom.
Outside, the gardens currently lie to the front of the property and are enclosed on all sides. The remaining land is part of a mature orchard and offers potential for a variety of uses, subject to any necessary approval.

The boundary lines shown within this brochure are approximate and for guidance purposes only.
Any outbuildings: May not be in a stable condition and entry should be taken with caution.

Directions W3Ws: ///rigs.atom.dumpy
From Hereford proceed out of the city on the A465 towards Worcester. At the bottom of Aylestone Hill proceed straight over the roundabout towards Sutton St Nicholas and Bodenham. Continue for approximately 3 miles, passing through the village of Sutton St Nicholas and after leaving the village continue for a further 1/4 of a mile and the entrance to the property will be found on the right-hand side, just before a cluster of cottages. Continue along the long drive and No.2 is on the left.

Important Agents note :
1.Please note both 1 & 2 Frankhurst will have a restrictive covenant to be the sole dwelling house on each of their respective plots.
2.At present both oil storage tanks are situated at 1 Frankhurst and the buyer of 2 Frankhurst will be required to move, or reconnect to a new oil tank within  their own plot from completion.
3. The current private drainage system is located in land that will belong to 2 Frankhurst and therefore the buyer of 1 Frankhurst will need to create a separate drainage arrangement within 1 year of completion.
