Notes and Comments:

The popular rural village of Staunton on Wye lies in west Herefordshire in the heart of the Wye Valley. Well serviced with an excellent primary and pre-school, doctors’ surgery, village church, village hall, garage and the ever-popular Oakchurch farm shop the village has a thriving community and is surrounded by farmland with apple orchards and some excellent walks right on the doorstep. The cathedral city of Hereford is within easy reach with an extensive range of services and facilities as well as a mainline train station.

Sheriffs Cottage has been much loved over the years and is available for sale for the first time since 1985. Since then it has been extended and improved and now offers spacious living accommodation which benefits from the majority of double glazing throughout, central heating and the addition of a conservatory at the rear.

On arrival a front porch leads into the dining room which has a dual aspect and retains much of the character of the original cottage, as does the adjoining sitting room, which also includes a stone fireplace with fitted wood burner for those colder evenings. Double doors lead into the conservatory which has a lovely outlook over the gardens.
The kitchen breakfast room is an excellent size and is well fitted with a two oven aga and plenty of cupboard space as well as a dual aspect. The ground floor accommodation is supported by a useful utility room and well-appointed ground floor bathroom.

On the first floor the rooms have surprisingly high ceilings for a cottage and include a large central landing which offers enough space to be used as an occasional bedroom. From here access can be gained at either end to two double bedrooms both with a lovely outlook with the master bedroom having plenty of wardrobe space and an en suite shower room.

Outside Sheriffs Cottage is approached from a small lane by a double carport 18’3 x 16 and a small parking area. A pathway leads to the rear where there is a large workshop/ studio 14 x 18’8 with power, lighting, and water with windows on two sides. It contains fitted cupboards and a sink. The gardens are very private and laid mainly to lawn and enclosed by mixed hedging as well as shrubs and herbaceous borders. There are two excellent greenhouses and a large patio adjoining the house which creates a lovely space to sit and relax.
