Notes and Comments:

Situation and Description The property forms part of the scattered rural village of Preston Wynne, which is situated in north east Herefordshire, and comprises a mixture of individual detached cottages and houses surrounded by farmland. There is a local village hall, with further local services at the nearby villages of Withington and Sutton St Nicholas and the nearby market towns of Bromyard (10 miles) and Leominster (11 miles) and of course at the cathedral city of Hereford, which offers road and rails links to other parts of the country and lies approximately 7 miles away.

The Pentre is a very spacious and comfortable detached bungalow which offers retirement or family accommodation and has been much improved in recent years. It includes an impressive sitting room, as well as a snug and separate family room, and is double glazed throughout with several windows making the most of the far-reaching views at the front. There is plenty of off-road parking and a recently re-roofed garage which could be converted into a home office if more space were required.

On arrival a front door opens into an enclosed porch with slate floor and then into a welcoming reception hall with cloakroom off. The main sitting room is very spacious with a picture window at the front and glazed doors to the gardens at the rear. A fireplace is fitted with a modern wood burner, which creates a focal point for those colder days. There is a separate snug which provides a quiet space and a large family room that forms the main hub of the property. This room again has far reaching views to the front and open doorways from the hall and kitchen as well as fitted shelving. The kitchen has plenty of cupboard space including a built-in pantry and again lovely views to the front. This is supported by a good-sized utility room with further cupboard space and direct access to outside. A rear hallway gives access to four comfortable bedrooms with most having built in wardrobes while the main bedroom also has an en suite shower room. A separate well appointed family bathroom supports the other bedrooms.

Outside The property is approached by its own private driveway which provides extensive parking space to the front and side. To the rear is a useful garage measuring 17’6 x 15’ 10 overall and includes a WC and could be converted to provide a home office if required. The gardens are laid to lawn and are well enclosed particularly at the rear. There are a number of herbaceous borders and shrubs as well as patios and a useful greenhouse.

Directions From Hereford follow the A4103 Worcester Road and after approximately a mile out of the city turn left signed for the A465 and Bromyard. Continue along this road for approximately 3 miles passing through Cross Keys and after a further 1 mile, turn left sign posted for Preston Wynne. Follow this lane for approximately ¾ of a mile passing the village hall and take the next left hand turning. Continue to a cluster of properties and The Pentre will be found on the right-hand side.
