Notes and Comments:

Situation and Description
The ever popular village of Peterchurch lies in south west Herefordshire, in the heart of the Golden Valley. It is surrounded by open countryside and offers an excellent range of facilities which include a church, store and post office, doctors’ surgery, two public houses, a restaurant, village hall, primary school and the highly regarded Fairfield Secondary School. The larger market town of Hay on Wye is within easy reach and offers a gate-way to the Black Mountains and hosts a world famous annual literary festival. To the east, is the cathedral city of Hereford, which offers an extensive range of shopping and leisure facilities as well as road and rail links to other parts of the country.

We understand that Fairwood was constructed to an individual design in 1986. It offers very spacious living accommodation throughout which is laid out over two floors with oil fired central heating and double glazing. Please note the property now requires improvement and modernisation.

The front door leads into a welcoming reception hall with access to a cloakroom and a door to a very impressive 24ft x 23ft sitting room with large brick fireplace and southerly aspect. At the rear of the house is a very spacious kitchen/dining room which is well appointed and overlooks the rear gardens. An archway provides easy access to the utility room with ample space for appliances and a door to the gardens.

On the first floor there is a very large master bedroom with en suite and a range of built in wardrobes. There are three further bedrooms and a family bathroom.

The house faces south-west and stands within easy walking distance of the village centre. There is ample parking and turning space to the front of the property with the drive continuing to the rear where there is a detached double garage 23ft 7 x 20ft 8 overall. The garage has also been subdivided and timber steps lead up to a large loft area. The gardens are well enclosed on all sides and have been designed for ease of maintenance. There is a small lawned area to the rear with raised herbaceous borders as well as a mature willow tree.

Services and Considerations Mains electricity, private water, mains drainage, oil fired central heating. It is not our company policy to test services and domestic appliances, so we cannot verify that they are in working order. From Hereford, initially proceed on the A465 signposted towards Abergavenny. Just after leaving the city turn right onto the B4349 signposted to Clehonger, Madley, Kingstone and Hay on Wye. After entering the village of Clehonger bear left and continue on the B4349, towards Kingstone. Proceed through Kingstone village, passing the school on the right hand side, and at the T junction turn right to Hay on Wye and Peterchurch (B4348). Follow this road for approximately 5 miles and after entering Peterchurch itself continue past the shop and fire station on the left and Fairwood will be found on the right after a short distance.
