Notes and Comments:

Situation and Description
Rose Cottage forms part of the popular and scattered rural village of Orcop, which itself is set amongst rolling Herefordshire countryside. Local village services are available at Much Birch, Wormelow, Orcop and Garway, with more extensive facilities at the Cathedral City of Hereford, which is a fifteen-minute drive away. To the south and west the market towns of Monmouth, Ross on Wye and Abergavenny are all within easy reach.

This picturesque cottage is beautifully formed with plenty of original character and adaptable living accommodation, particularly on the ground floor. The gardens are a lovely size and are hidden at the rear and have plenty of space for the keen gardener, whilst a summerhouse creates a quiet space to relax, socialise or work.

Approached initially from a small lane, there is off road parking for two cars and an attractive front garden. The front door leads into a practical entrance porch/bootroom and then into the sitting room, which has a large inglenook fireplace and wood burner at one end. There are exposed timbers and windows to the front and rear as well a wooden herringbone floor.

At the far end there is a vaulted ceiling and study area/dining area and a door through to an inner hall and useful walk-in storeroom, which has space and plumbing for a washing machine. A ground floor bathroom includes a roll top bath with claw and ball feet, and a separate shower.

At the rear of the cottage, a well fitted kitchen with double oven Rayburn opens into a garden room which offers the whole area plenty of light and has glazed windows and doors overlooking and giving direct access to the delightful gardens. A ground floor bedroom or guest suite, has an en suite shower room and built-in wardrobe and also has an adjoining snug or study which has direct access to outside.

From the sitting room, a staircase leads up to a lovely cottage double bedroom with vaulted ceiling, Velux windows, fitted wardrobes and separate child’s bedroom or dressing room, again with a fitted wardrobe.

The gardens form a particular feature, and in the main lie to the rear. They are now well established and include an ornamental pond, well stocked borders, various specimen trees and shrubs, a productive vegetable section with raised beds and two greenhouses, a soft fruit section, a good sized shed, a new fire pit area, and much more. A very useful and adaptable summerhouse creates a quiet additional space and measures 10’10 x 9’ 5 and includes power points, lights and a telephone point, giving it potential to be a home office.
