Notes and Comments:

Situation and Description
The very popular rural village of Little Birch, with its sister villages of Kingthorne and Much Birch, lies in south Herefordshire within easy reach of Hereford city. Between them they offer a village hall, public house, primary school, regular bus service and easy access to the cathedral city of Hereford which offers an extensive range of services, with the market town of Ross on Wye also within easy reach, along with the M50 motorway.

Woodbury itself is a spacious and comfortable family house, which stands in a larger than average plot, with well enclosed gardens on all sides. At present the house benefits from double glazing and oil-fired central heating and offers practical and adaptable living space throughout. Outside there is a very useful detached double garage, with loft storage over, and ample parking space for several vehicles.

On arrival a front porch and door leads into a large reception hall, with galleried landing above, and doors to a large sitting room with central brick fireplace with stone hearth and fitted wood burner. Windows overlook the front drive and glazed panel doors give direct access to the rear gardens. A separate dining room is ideal for entertaining or could potentially be incorporated into the kitchen. A separate snug or TV room is situated at the front of the house and a study also provides a quiet place to work away from the main hub of the house. The kitchen/ breakfast room has plenty of fitted units and overlooks the rear gardens and is supported by a utility room and ground floor cloakroom.

On the first floor, a galleried landing leads to a large master bedroom with its own en suite shower and large walk-in wardrobe with access to roof space. There are four further bedrooms, including a guest suite with en suite shower room, and a separate family bathroom.
Outside Woodbury is approached from the village lane by its own gated driveway which provides ample parking and turning space with enough room to park a caravan or campervan. The detached double garage measures 19’8 x 19’ 2 and has twin up and over doors to the front, a door to the side, power and lighting and an internal staircase to a useful first floor loft.

The gardens are larger than average with lawns to the front with shrubs and trees on the boundary and a pathway to the side of the house which passes a dog run and kennel. The rear gardens are laid mainly to lawn and are again well enclosed on all sides by close boarded fencing with a patio running the entire width of the house. There are a number of mature trees and shrubs and a garden store, with woodland adjoining the gardens at the rear.

Directions From Hereford take the A49 south towards Ross on Wye and continue for approximately 3 miles. At the top of Callow Hill turn left to Kingsthorne and Little Birch. After half a mile, at the bus shelter, turn left for Little Birch and continue down the hill bearing left and then continue up Barrack Hill and Woodbury will be found on the left hand side adjacent to the village hall.
